We offer a comprehensive letting service which includes the following:
- We will inspect your property and advise on any fit-out, furniture and inventory required.
- Advise on market rent / open market value
- On instruction, we will advertise your property using all advertisement tools available i.e. on-site signage, online, on our website and in print media where deemed appropriate
- We will arrange and conduct viewing in a timely manner.
- We vet all tenants and follow up with a background / credit and reference checks.
- Liaise with the landlord and once the tenant is selected we will secure a booking deposit immediately.
- We arrange all letting documentation such as Residential Tenancies Act 2004 and amended compliant lease, RTB forms and discuss all details with the tenant relating to their obligations as tenants.
- We meet with the tenants on move-in day and complete the handover of keys, run through all necessary information relating to refuse collection, appliances usage and any emergency contact details if required.
- A full inventory list drawn up and signed by the tenant on location.
- The first month’s rent and security deposit are collected and, after deduction of our fee, the balance due is transferred to the Landlord’s account.
- The Landlord is furnished with a copy of the lease agreement, standing order form, RTB form, tenant’s references and details of the letting.
